Quality & Commissioning

Turning over a building that works from day one.

The Need

Verify the Building Works Before You Own It.

The Gap

Quality and commissioning get squeezed by exactly the schedule pressure that makes them matter.

Contractor QC plans are submitted and then rarely audited. Commissioning starts too late to influence anything, with systems handed over on a date rather than on evidence. Punchlists grow faster than they close, turnover documentation arrives incomplete, and warranty obligations become a folder nobody enforces. The owner takes over a building that has been declared finished but not demonstrated to work, and absorbs the difference for the next two years.

The Outcome

Quality, startup, and turnover are managed to evidence, and the warranty is actually enforced.

Contractor QC is audited against the plan rather than assumed. Commissioning is sequenced into the construction schedule early, with a clear split between the CxA of record’s scope and the coordination we manage on the client’s behalf. Systems transfer on completed startup, functional testing, training, and documentation, and the punchlist closes on verification instead of assertion. Warranty items get tracked and pressed with the responsible party through the full term.

Perspective · Commissioning

Commissioning Has a Critical Path: Planning for Turnover

On most integrated schedules, commissioning is one bar near the right-hand edge, and it is the bar that decides the operational date. This perspective looks at planning startup and turnover as a second critical path from day one, not at mechanical completion.

How We Help

Manage Quality and Commissioning to Evidence, Not to a Date

QA/QC Program Management

Catch It at the First One.

We manage the quality program and provide oversight of contractor QC: reviewing and enforcing QC plans, inspection and test plans, mock-ups and first-article installations, inspection coverage, and nonconformance tracking through closure. Clients get quality run as a system with an audit trail rather than a stack of unread submittals, defects caught at the first installation instead of the hundredth, and nonconformances that close rather than age.
